What We Do
We manage high-end residential construction. We take on a limited number of projects a year and give them focused personal attention. Our work tends toward the traditional as we enjoy working through classical detailing. We manage all aspects of the project and specialize in the construction, restoration, renovation and interiors of fine homes. While our work is predominately in Fairfield County, we regularly work in Litchfield and Westchester Counties.
How We Do It
As we have the ability to accurately bid our projects and as our clients often prefer the peace of mind inherent in a fix price most of our projects are fixed in price; frankly, we prefer it as well as we enjoy spending our time building not billing.
As our fixed price services require a high degree of specificity and a comprehensive set of construction drawings these projects are often a collaboration with some of the area's foremost Architects and Interior Designers.
Pre Construction Services
While we are often invited to bid on fully developed projects, we prefer to engage early in the design process by offering preliminary pricing services during both schematic design and design development. Engaging early is key; through early engagement we ensure valuable time, money, and energy are not spent designing without a fundamental focus on the overall scope and expense of the project. It helps prevent the all too common, and frustrating, extensive value engineering of projects that we often see after the initial set of bids.
As our estimating software is structured to provide what-if analysis, we strongly recommend value engineering during design development so that your project can be achieved on budget and on time.
Project and Program Management
- We utilize standard AIA templates for all contracts, payments, and change orders.
- We provide fully transparent CSI compliant project budgets.
- We manage the construction with daily onsite supervision.
- We schedule and document recurring status meetings.
- We provide interior design services to assist with product and fixture selections.
- We coordinate all municipal inspections and the issuance of certificate of occupancy.
